I showed properties to prospective tenants. Walked tenants through the leasing process and paperwork. Handled all the monetary transactions of collecting deposits to monthly rent payments.
I've even managed the difficult end of the business, sending late notices, collecting late rent and evicting tenants. In the office, I took care of all the accounting that goes into running a successful rental business.
As life got busier, I interviewed and hired property management companies to manage for me. This has been an interesting education in managing a company instead of managing tenants. Providing insight into their needs as a management company and relationships with their property owners.

I've submitted multiple offers on a weekly basis to purchase houses that work for renovation and resale. I'd personally negotiate with homeowners. I'd assess all the work necessary to bring the home up to market value. I'd present my offer and walk through all the purchase paperwork and anything necessary to complete the transaction. I worked with title companies to start and finalize the purchase.

Through these relationships, I now only help other investors with private money loans for purchase and renovation costs on projects they are working on. Due to my background, I can make safe loans by running the numbers as I would if it was my project.
